Observations & Data

Engineering Consultants assessed the property on January 31, 2025. During this inspection, the interior, exterior and roofs of the buildings were visually inspected. Based on exterior measurements, schematics were prepared to document our observations.

EXTERIOR OBSERVATIONS

Shingle Roofs and Penetrations

Building 3's 10'x10' test square (Photo 12) exhibited lifted shingles extending beyond the vulnerable edge. A previously tarped and repaired area was also documented on this roof, with fastener staples remaining in place (Photo 9).

Three test areas were documented across Roofs 3 and 6:

  • One 10'x10' test area on Roof 6 (Photo 48)
  • One 10'x10' test area on Roof 3 (Photo 54)
  • One 10'x10' test area on Roof 3 (Photo 55)

All showed consistent shingle separations beyond the leading edge. Additional shingle blow-offs and creases were observed on Roof 3 (Photos 50–51, 59).

Exterior Soffit, Fascia, and Frieze Board

Soffit separations were observed on Building 3 in multiple areas (Photos 32, 37).

Extensive damage to soffit, fascia, frieze board, and exterior ceilings was observed in the following areas:

  • Buildings 1 and 2 exhibited separated and repaired soffit, fascia, and frieze boards (Photos 61–67)
  • The parking area showed ceiling and soffit damage in Photos 68–73
  • Replaced fascia, soffit, and frieze board were documented at Roofs 1 and 2 (Photos 74–75)
Exterior Doors & Windows

Exterior door damage was documented at Building 2 (Photos 25–26). Owner also documented damage to windows following the storm.

INTERIOR OBSERVATIONS

Ceiling and Wall Staining

Active leakage was documented below Roof 6 test area #1 (Photos 81–82), with associated ceiling water staining and potential microbial growth. Water-damaged ceiling materials are anticipated beneath test areas on Roof 3, where consistent shingle separations and blow-offs were observed (Photos 50–51, 59).

Ceiling Damage and Material Separation

Ceiling separations and bubbling were anticipated below Roofs 3 and 4 (Photos 83–84), correlating with exterior soffit and roof edge failures. Water-affected drywall and insulation degradation are likely in these locations.
